Fractional ownership usually does not involve renting out the unit to strangers and the abuse it causes, although in some situations and developments it is allowed.

CNN Money says that fractionals, often called residence clubs, form one of the fastest growing segments of the vacation home market, with new sales totalling $1.5 billion in 2005.  It's good for the developer because it sells more of the condominiums to a larger segment of the population. It's good for the purchaser because it offers an affordable way to enjoy the good life and isn't burdened with the resale losses of a timeshare.

Most fractional ownership real estate is found in the very exclusive resort areas like Florida, Aspen or Lake Tahoe. A luxury condominium in these areas comes with a price in the millions, and even a joint ownership is astronomical by most people's standards.
